Winstanley and York Road Estates Masterplan

At the heart of our Regeneration Plan is the council's redevelopment of the Winstanley and York Road Estates (Winstanley Neighbourhood Masterplan). So far, the development has already delivered 265 new homes, including 172 council rent homes, as well as a replacement school for Thames Christian College, a new Battersea Baptist Chapel, an upgraded multi-use games area, and a children’s play area.

Since the council has taken control of the development, we have been looking at the regeneration of the area to ensure we are delivering real and lasting benefits for residents. This includes:

  • Increasing the affordable homes from 35% to 50% 
  • Increasing the number of family-sized homes
  • Using funds from the development to bring forward local improvements to benefit the community

Once completed, the redevelopment of the Winstanley and York Road estates will deliver around 2,500 new homes, with 50% of these as affordable.

In January 2026, we appointed a new architect team to deliver the remaining phases of the Winstanley and York Road Estates masterplan.

We’ve also been working hard to make sure the masterplan delivers more affordable homes, safer streets, and greener spaces for everyone. This is about creating a neighbourhood that works for you and we want to hear from as many residents as possible.
