The JV was formed in 2017 to deliver a 12-to-15-year estate regeneration scheme including a mixed-use development of up to 2,550 homes, improved community facilities and a new park. So far, 139 homes, a new school, church, multi-use games area and play area have been successfully delivered.

However, following a strategic review of the scheme, it has been agreed between the parties that the Council will take a new approach to prioritise the delivery of affordable housing provision. The Council will acquire Taylor Wimpey’s outstanding interests in the JV at the end of December 2024 and will continue to deliver new homes, starting with ‘Block 6’ next.

The Winstanley and York Road project has had full planning permission since 2021 and will deliver a further 126 Council homes early in the new year.

The Leader of Wandsworth Council, Simon Hogg, said: “The primary objective of the Winstanley and York Road regeneration project is to urgently deliver much-needed Council housing. With this in mind, we have come to a mutual agreement to end our joint working. While we are disappointed to end our partnership with Taylor Wimpey, this provides us with an opportunity to review the scheme and seek to deliver even more affordable homes.”

James Lidgate, Managing Director for Taylor Wimpey London, said: “We recognise that a change in strategic direction of the project has meant that Wandsworth Council is best-placed to deliver the scheme alone moving forward, however we are proud of the work that we have carried out to date to deliver the Winstanley and York Road scheme in partnership with the Council. This is a significant regeneration project and we look forward to seeing its completion and the benefits it brings to the Borough.”
