50% Affordable Housing: New plan for a fairer borough

Wandsworth Council are looking to set new, higher standards for future developments, in response to the shortage of genuinely affordable homes in the borough.

Our vision is for a fairer and more compassionate borough and that means delivering thousands of social rented homes in partnership with developers.

Next week (Tuesday 19 November), the Transport Committee will debate proposals to amend Wandsworth’s Local Plan which would require developers to deliver 50% affordable housing on all new schemes, with a majority to be council housing.

This means that more homes would be owned and managed by the council, helping to get families off council housing waiting lists and into secure homes.

Our Local Plan formalises how we work with developers to create and deliver affordable housing in Wandsworth and is being updated to make clear this is a top priority. This adds to the existing guidance that the council provides to developers working in the borough.

If the proposals are approved by the Council, the next steps will be to hold a formal public consultation in early 2025 before submitting the proposals to the Government for examination.

Simon Hogg, Leader of the Council, said:  

“Decent, genuinely affordable homes provide comfort and security. They are the foundation for our lives and support our mental and physical health. That is why we are putting social housing at the heart the of our long-term plan.

“By requiring developers to deliver 50% affordable homes on all new schemes, and with a majority of these being council homes, more homes will be owned and managed by the council, and we can help to tackle the housing crisis at the sharpest end.”
