COVID-19 and Building Control Inspections

The Local Authority is committed to working with you to achieve compliant buildings and we are doing our best to deliver a quality service with minimal disruption to yourselves. However, due to the COVID-19 pandemic in relation to the Building Control Service, certain criteria will need to be met for a physical site inspection to be carried out. In this regard please complete the following:

Have you or anyone on site:

  • Been exposed to coronavirus in the last 14 days?
  • Had contact with somebody with symptoms of coronavirus?
  • Had a fever?
  • Had a cough?
  • Suffer from shortness of breath?
  • Loss of sense of smell?
  • Loss of taste?

If the answer to any of the above is yes, then we will not be able to carry out a physical site inspection. We will accept photo and/or video evidence instead. The Building Control Surveyor will then review the evidence sent immediately and request further details if the submitted evidence is unclear. Live video link can also be used to direct the builder to the area of interest.

If the answer to any of the above is no then an online site visit may be booked; however, before entering any meeting or site, the builders or owners etc should be made aware that they and other site operatives should maintain a safe distance of 2m to the person meeting them. Before entering the site, the Building Control Surveyor will telephone the person responsible and ask the same above questions in relation to anyone in the building or on site.

You are required by law to have your work inspected to ensure that it complies with the minimum standard of the building regulations.

You must tell us 24 hours before the following stages of the work:

  • Commencement of work
  • Foundation excavations
  • Completed foundations
  • Damp proof course and membrane
  • Site concrete or floor slab (before being laid)
  • Drainage systems
  • Completion of work

We will ensure that work covered by the building regulations is carried out to a reasonable standard and that suitable materials are used. The amount of inspections required will depend on the work being carried out.

Minor changes

Work on site does not need to be strictly as shown on the approved plans. Minor changes can be agreed with the building control officer as the work proceeds as long as the finished work complies with the building regulations. However, if major changes are needed it may be necessary to submit a fresh full plans application.

Inspection charge

If you make a full plans application, we will send you an account for the inspection charge after the first site inspection has been made. We will submit the bill for the charges within seven days.
