Non-urgent repairs

If you are a council tenant, you are responsible for some repairs within your home. Find out what the council is responsible for.

If you are a leaseholder, you can only request repairs to communal areas.

If you live in a property managed by a Co-op/Resident Management Organisation, you will need to contact your managing agent to request a repair.

Emergency repairs

An emergency housing repair is typically any repair that:

  • Poses an immediate risk to the health and safety of the occupants
  • Could cause significant damage to the property

Examples of emergency repairs:

  • Exposed electrical wiring
  • A broken window that cannot be secured
  • Structural damage
  • Major leaks from plumbing, sewers or tanks
  • Total loss of heating or water supply

For emergency repairs in normal working hours, contact your area housing team.

Out of hours

For emergency out of hours repairs, contact the Wandsworth Council Joint Control Centre on 020 8871 8999.

Repair timescales

After we are notified of issues, we aim to complete repairs within set timescales, depending on the problem and how urgent it is.

Our response targets are:

Within 2 hours for emergencies such as:

  • Major bursts etc where supply cannot be isolated
  • Where there is danger to people
  • Lift breakdowns in blocks of 10+ storeys and sheltered blocks 

Within 4 hours for emergencies such as:

  • Lift breakdowns in other buildings
  • Failure of entry call door where the system failed in lock mode

Within 24 hours for emergencies such as:

  • Heating and hot water issues
  • Other entry call door faults

Within 1 working day for other emergencies such as:

  • Burst pipes
  • Loss of power

Within 3 working days for urgent repairs such as total or partial loss of space heating or hot water, or partial loss of water

Within 7 working days for urgent repairs such as repairs to water supply installations (enhanced priority for elderly and/or disabled residents)

Within 10 working days for non-urgent repairs such as work to vacant properties for re-letting

Within 20 working days for non-urgent repairs such as repairs to windows, doors and minor leaks

Within 60 working days for non-urgent planned repairs such as fencing, paving, surface renewal etc

Door entry and lift breakdowns

Door entry and lift repairs are handled by our Support Services section. To report a repair contact:

Heating and hot water repairs

You should report problems with your heating and hot water to the maintenance contractor.

If you live in a Wandsworth Council block with a centralised heating and hot water system and pay heating and hot water charges, defects should be reported to the contractor Smith & Byford.

If you are a Wandsworth Council tenant and have a heating system with a boiler in your property and live in Battersea, Wandsworth or Earlsfield, heating and hot water defects should be reported to the contractor PH Jones.

If you are a Wandsworth Council tenant and have a heating system with a boiler in your property and live in Putney, Roehampton or Tooting, heating and hot water defects should be reported to the contractor T. Brown.

Pests and infestations

To report pests and infestations, contact your area housing team.

For Wandsworth Council tenants, we will clear:

  • Mice
  • Rats
  • Cockroaches
  • Pharaoh ants
  • Squirrels
  • Pigeons

Leaseholders are responsible for clearing any pests or infestations within their property.

Any communal pests or infestations should be reported to the appropriate area team.

Communal lighting

Lighting issues are checked by our cleaners in the first instance. They will change any light bulbs required, or report subsequent repairs needed to light fittings.

To request a communal lighting repair:

When reporting communal lighting issues, include:

  • The location of the light not working
  • Floor level and/or nearest flat
  • Address of the block

You can use our online form to make a complaint. If you can't find an option specific to your complaint, choose the most relevant one.
 
If you have been through the complaints procedure and are still not satisfied, you have the right to take your complaint to the Housing Ombudsman Service.
